I think you need final lowering.
It is not principal which one ( TI- or non Ti ) to lower.
Here is non- TI with H&R springs ( 35, mm -/- ) with 235/45R18 tyres. Sump guard is standard.
Smallest gap is about 9, cms. Not bad.
