"Exciting new developments"

We were out driving a bit yesterday for the holiday. Passed maybe four or five new house building sites in different areas. All the usual, cookie cutter modern vaguely traditional 3,4,5 bedroom builds and I know the country needs more housing. But why does every single one proclaim itself an "exciting new development"?

There's nothing exciting about it. It's only vaguely interesting if I'm in the market for a new build house.

Why not just "an over-priced development "? Or "yet another..."?

Pretty much all new housing around here is very high density.

House prices are extortionate, and it is the only way of keeping them semi-affordable.

Plus high density housing makes more money for the developers.

Nothing very exciting about living inches from several other families.

I always take the word exciting in this context as that of the developer who stands to get excited about the money they'll make.

Developers use the phrase "..de standing" here. For some unfathomable reason.

It's 'exciting' because, being built on a flood plain, you're never sure when you might have to move out and go into rented accommodation. Russian roulette is exciting.

"New development of high density, dark, small shoeboxes with postage stamp gardens for sale"

"If you spend less than £750,000 we'll give you the smallest windows money can buy"

"Think it couldn't be worse? Try our studio flats ! "

We have some of those in my town. They even had the sense of humour to call it "The Aquarius development".

We have a "stunning waterside development" near us. Where their idea of waterside constitutes the old pond of the Glaxo-Wellcome pharmaceutical site they are building on.

When we moved we also looked at a development that is priced at a premium, but were put off by how close they were to the Thames. We ended up moving to a house on a development a mile up the road that is about 12 years old, and were won over by the unusual fact that all the houses have decent gardens and off street parking. Ours is a corner plot on a close and as a result has parking for 4 cars without anyone being blocked in Best of all due to postcode snobbery it was at least £60k less than the houses down by the Thames!

This adjective gets used a lot, along with breathtaking. Needless to say, given the context in which those words are often used (generally an item associated with an advertisment), I am never stunned, nor do I find myself short of breath.

I am often stunned at the price for the boxy unimaginative architecture and hobbit sized rooms and find absolutely breathtaking the Bull they come up with to describe them.

I think the clincher is when new'detached' houses have about a foot of unusable space between them. It's a great tactic to squeeze the premium up on what is really a terraced house with some bricks missing.

Also, huge houses with absolutely no land. These houses are huge, but have enough room for maybe a Toyota Aygo, which then takes up 80% of the front tarmac. The single garage usually is still built as if people drive cars that have the maximum size of a Ford fiesta MKI.

"New affordable housing"...

£250,000?! Who decided that's affordable for young people? It may be if you live in Woking. But not sodding Lancashire, and certainly not anyone who is normal.

Just did a search in our area for £250000 and there's nothing. But look what you get for £290000.
How do you get a foot on the ladder?

As long as people are prepared to pay silly money for shoeboxes people will build and sell them.

That makes homes around here look cheap.

I work in Chiswick, a new block of flats...sorry stunning apartments just went up and were on the market from £699,000. As Simon said though, people buy them and sure enough they're all sold now.

An old two bed terraced house with no outlook, no off street parking and in need of a complete refurb was on the market last year for £950,000. Rents are advertised per week or fortnight and are the same or more than monthly rents here!

The house in the corner of our close sold for that (admittedly a couple of years back, but prices here have been flat) you get 5x the floor area and a double garage, and it's detached.

Maybe the answer is to move further out, say to Richmond. They've converted the old Star and Garter home for disabled servicemen into flats, and a 2 bedroomed one costs only £2.9 million.
