Yes, you have to replace the whole Regulator/Motor as one piece. Can't say what is specifically the problem with yours but the most common failure is the motor itself. Did read something on here recently though where a rivet in the Regulator had failed, this would be fixable.
Not a difficult job and as you know there are plenty of Threads on this subject, read up to avoid the pitfalls and off you go !
